THE LAW

Regulatory Reform (Fire Safety Order)

Introduced on October 1st 2006 and replacing the Fire Precautions Act 1971 the RRO allows the Fire & Rescue Service to focus on premises that present the greatest risk. The building owner(s) or building occupier(s) now have full responsibility for the fire safety in and around the building. This responsibility includes nominating a 'responsible person' to ensure compliance.
The order states under the Fire Safety Act 2021:
'The responsible person must ensure that the premises and any facilities, equipment and devises provided in respect of the premises under this order… are subject to a suitable system of maintenance in an efficient state, in efficient working order and in good repair'
